Many of California's wild animals have learned to adapt and even thrive in our homes. For example some wildlife have found that attics make great places to live. Other animals find refuge under homes or porches. Invariably, these animals cause damage. Poway Wildlife Removal Tip: Will homeowner's insurance pay for rat damage?

Rat infestation in one`s house is always detrimental. The rats will gnaw onto anything including plumbing, electric wires and any other material that thy can dig their teeth into it. Sometimes, this leads to massive damage in that house. However, most insurance providing companies do not usually pay for damage caused by rats.


A Standard insurance policy for your home includes insurance against a wide margin of potential problems. In most cases this will include fire, wind, floods and even civil unrest. An infestation of rats' in your house is therefore considered as a responsibility of the house owner. Since the infestation can easily be prevented with proper maintenance by the owner of the house, it is an onus of the owner to keep the house free of rats at all times. The damage caused by the rats is also foreseeable and the insurance policy will not cover it. Damage from rats does not happen instantaneously as would happen with fire or floods. Insurance policies cover happenings that cannot be controlled. If rat infestation in your house can grow big enough to cause tangible damage, it means that the owner of the house has been negligent of his or her house.


Sometimes, which rarely occurs, the insurance company will pay for damage caused by rats in your house. This can however only happen under certain circumstances;

1. When the insurance policy you are a signatory to includes damage by rats and other rodents.
2. When the damage caused by rats is not continuous but rather happens in one major identifiable event. If for instance a rat causes electric failure which results in a house fire, the insurance will be under obligation to pay for the damage caused by the fire.
3. In situations where one purchased the home recently and the rats were infesting the house prior to your moving in, the people who lived there before are considered responsible for the damage caused by the rats for this reason, the insurance company will sometimes make exceptions to the general rule.


It is important that you carefully examine the policy document that you are signatory to determine the extent that the insurance company will go to compensate for damages to your house. It is not usual for the insurance company to pay for damages to your house caused by rat infestation since the responsibility of keeping the rats out is the owners. This however has exceptions.
